RTA Pocket Guide for Tenants

The Residential Tenancies Authority Pocket guide for tenants – houses and units (Form 17a) explains the basic rules of renting in Queensland, including tenant rights and responsibilities.

Keep your tenancy agreement and important records in a safe place, and contact the management team whenever you need clarification or support.

Moving In

  • Read and retain your signed tenancy agreement.
  • Review applicable body corporate by-laws.
  • Complete and return your entry condition report within the required timeframe.
  • Keep confirmation that your rental bond has been lodged with the RTA.

During Your Tenancy

  • Pay rent on time using an approved payment method.
  • Keep the property reasonably clean and notify management of damage or repairs.
  • Respect neighbours and follow the tenancy agreement and community by-laws.
  • Keep written copies of important tenancy communication.

Repairs and Maintenance

  • Report routine repairs through the online maintenance form.
  • Provide clear details and photographs where helpful.
  • Use the emergency repair contacts provided with your tenancy documents for urgent issues.
  • Do not arrange non-urgent repairs without written approval.

Ending Your Tenancy

  • Give the correct written notice for your tenancy.
  • Leave the property clean and return all keys and access devices.
  • Attend to the exit condition report and retain supporting photographs.
  • Use RTA Web Services for bond refund and dispute services where required.
